At DAWSONS we look after a select portfolio of residential properties for our clients.  The key to successful letting is all about finding the best applicant for the property.  It may be quite easy to find tenants, but we go further and use our professional expertise to ensure we find reliable and trustworthy tenants who will look after your property.  Our expert lettings professional is here to provide help and advice on the ever changing regulations and legal requirements that landlords are obliged to adhere to.

Full Management Service

  • Initial inspection of the property.
  • Advice to landlords on rental values and current regulations and procedures including landlord registration, portable appliance testing, electrical condition reports, energy performance certificates, legionella testing, gas safety checks etc.
  • Availability advert on Dawsons website and On The Market, together with Facebook.
  • Vetting of prospective tenants, including obtaining financial information and identity checks and more importantly, using our years of experience and judgement to ensure we match the best tenant to the property.
  • Preparation and service of Private Residential Tenancy Agreement and associated documents.
  • Preparation of a photographic inventory of contents and condition at the start of tenancy.
  • Collection of initial rental payment and deposit in advance of key handover.
  • Transfer of deposit to Letting Protection Service Scotland (Dawsons chosen deposit scheme).
  • Transfer of utility services and council tax to tenants.
  • Collection of monthly rental payments.
  • End of month statements to landlords, less our agreed fee and detailing any expenditure with supporting invoices.
  • Transfer of balance of rental income to landlord’s bank accounts.
  • Supervision of tenancies with periodic inspections of the property.
  • Arranging and co-ordinating repairs, routine maintenance and upgrades (an out of hours emergency contact number will be given to tenants). We have built-up an excellent relationship with a trusted group of local tradesmen who we are able to call upon to deal with all aspects of maintenance, repairs and annual checks.
  • End of tenancy property inspections and inventory checks with negotiations and agreement reached regarding liability for any dilapidations and arrangements made for refunds of deposit via Letting Protection Service Scotland.

This provides a service suitable to experienced landlords who are comfortable with the responsibility of management once the tenancy has been set up.
